Key Insights from the Report
A snapshot of the most compelling findings — backed by real operator data from across the globe.
Use Master Leasing
The most popular operating model. Nearly half of all operators rent entire buildings and sublease rooms — an asset-light approach reducing capital risk.
Run Just 1 Property
The industry is highly fragmented. Most operators are small-scale, niche local players rather than consolidated chains.
Based in Europe
Europe is the undisputed hub, followed by North America (25.4%), Asia Pacific (13.6%), Latin America (8.5%), and Middle East & Africa (5.1%).
Say Matching Matters
Nearly all operators consider roommate matching important for resident well-being. Age, gender, and lifestyle preferences are the top criteria.
Affordability & Community
Cost savings and social life tied as the top reasons residents choose coliving — followed by all-inclusive rent, flexible leases, and location.
Conflict Is Top Challenge
Managing interpersonal conflicts and incompatibility is the biggest community challenge, followed by low event participation (40%) and staff constraints.
A Fragmented Industry, Maturing Fast
The coliving industry is still a collection of niche local players rather than consolidated chains. 37.5% of operators run just one property, and 35.4% manage fewer than 50 beds. Yet the sector is professionalizing rapidly — operators are shedding hype, refining their models, and investing in conflict resolution, onboarding, and house rules.
In an age of urban isolation, genuine human connection is a value proposition with enduring appeal. Co-living at its best is not imposed from above — it bubbles up from the community itself.
