The EC Community Building Framework

A practical, repeatable system for coliving operators who take community seriously. Assess where you stand, diagnose root causes, implement targeted interventions, and measure what matters.

Four Steps. Continuous Loop.

Community doesn't happen by accident. The best coliving operators treat it as a system — measurable, improvable, and tied directly to occupancy, retention, and revenue.

01

Assess

Understand Where You Stand

Before you can improve community, you need to measure it. Use our Community Health Scorecard to evaluate your coliving space across social connection, programming quality, conflict resolution, shared space utilization, and resident satisfaction.

Key Assessment Questions

  • ?How often do residents interact with each other outside organized events?
  • ?What percentage of residents attend community events?
  • ?How do residents rate their sense of belonging (1-10)?
  • ?What is your average resident tenure vs your market average?
  • ?How are conflicts between residents currently resolved?
Use the Community Health Scorecard
02

Diagnose

Identify Root Causes

Low community health scores are symptoms, not causes. The Diagnosis phase maps your scores to specific spatial, operational, and cultural root causes. A community with low event attendance might have a scheduling problem, a space design problem, or a culture problem — the solution is different for each.

Spatial Issues

Common areas too small, no informal gathering spots, kitchen bottlenecks, no outdoor space

Operational Issues

No community manager, events at wrong times, no onboarding process, poor conflict mediation

Cultural Issues

No shared values, cliques forming, language barriers, age/demographic mismatch, transient population

Technology Issues

No community app, poor communication channels, no feedback mechanism, no event RSVP system

03

Act

Implement Targeted Interventions

Based on your diagnosis, choose targeted interventions. Don't try to fix everything at once — focus on 2-3 high-impact changes per quarter. Use our tools to plan and execute.

Programming & Events

  • Establish a weekly rhythm: Mon community dinner, Wed skill-share, Fri social
  • Mix structured events (workshops, talks) with unstructured hangouts
  • Empower residents to host their own events with a simple proposal process
  • Track attendance and satisfaction for every event
Use the Community Event Planner

Onboarding & Welcome

  • Design a structured first-week experience for every new resident
  • Assign a buddy or mentor from existing residents
  • Host a monthly welcome dinner for all recent move-ins
  • Create a house guide covering norms, spaces, and community rhythms
Use the Move-in Experience Designer

Governance & Conflict

  • Co-create house rules with residents, not just management
  • Establish a clear, fair conflict resolution process
  • Hold monthly community meetings for open feedback
  • Create anonymous feedback channels for sensitive issues
Use the House Rules Generator

Resident Satisfaction

  • Run quarterly satisfaction surveys with standardized questions
  • Track NPS (Net Promoter Score) and benchmark against industry
  • Act on feedback visibly — show residents their input leads to change
  • Conduct exit interviews to understand why residents leave
Use the Satisfaction Survey Builder
04

Measure

Track Progress & Iterate

Community building is a continuous loop, not a one-time project. Re-run the Community Health Scorecard quarterly, track your metrics over time, and benchmark against industry data from our Live Research platform.

Community Health Score

Quarterly scorecard assessment (target: 80+/100)

Event Attendance Rate

Average percentage of residents attending events (benchmark: 40-60%)

Average Resident Tenure

Months residents stay vs market average (community = retention)

NPS Score

Net Promoter Score from quarterly surveys (industry average: 30-50)

Conflict Resolution Time

Average days to resolve resident disputes (target: <3 days)

Referral Rate

Percentage of new residents from existing resident referrals (target: 20%+)
